DESCRIPTION

A complex matrix of site constraints of restricted access, flooding issues, a tube line and a major road help define the design solution for this 6 hectare site.

The brief required a high density urban village of 385 habitable rooms per hectare with 40% affordable housing. The design approach achieves a high integration with the surrounding urban grain, with increased connections and permeability.

As part of the approach to a sustainable solution and as part of the flood mediation strategy, basements and framed structures have not been employed and a reduction in car parking and discouragement of short car journeys all contribute to the sustainability of the project.

A new business centre for employment generation is integrated into the domestic scale, and retail areas for the residents and neighbours form a village centre. Continuity of connections provide shortcuts for neighbouring residents, and access to spaces and facilities.

The urban design solution is a connected network of traditional street patterns, the new housing areas integrated with the existing fabric.
